NAIOP of Northeast Florida’s Developing Leaders, the young professional group of the region’s commercial real estate authority and trade association, recently hosted a kick-off social and membership drive at Mitchell’s Fish Market at the St. Johns Town Center. The first sponsored event of the year for the group included drinks, an array of appetizers and the opportunity to hear about plans for the upcoming year. Attendees at the event also had the opportunity to meet the 2012 Developing Leaders council board and network with other young professionals. “NAIOP’s Developing Leaders is an outstanding group of young professionals who will soon be leading the commercial real estate industry, and we truly have a talented, dedicated group here in Northeast Florida,” said Gordon Steadman, 2012 president of NAIOP of Northeast Florida. “The goal of this event was to bring the group together to network as well as kick off our 2012 membership drive, which turned out to be a tremendous success.”
On January 26th, over 80 NAIOP members joined together at the sophisticated surrounds of the SUITE in the St. Johns Town Center. Everyone had a great time networking while kicking off the first evening social for 2012.

If you’re already planning ahead to 2012, mark your calendars for Jan. 13 when NAIOP of Northeast Florida, the region’s commercial real estate trade association, will host a luncheon featuring guest speaker Lt. Gov. Jennifer Carroll. The lunch will be from 11:30 a.m. to 1 p.m. on Friday, Jan. 13, at the Hyatt Regency – Jacksonville Riverfront. Lt. Gov. Gene Zink, the CEO of Strategic Capital Partners, LLC spoke at the NAIOP lunch Thursday, April 28th at the Omni Hotel downtown. He stated that the winning formula for redeveloping blighted and poverty stricken areas of a City is:
--Establish the schools first (pre-k through 12 charter schools used);
--Establish Rent Assited and Market Rate Rental and For Sale Residential; and
--Establish Retail/Food.
This winning formula, deemed “Holistic Redevelopment” by Mr. Zink, was designed by the Purpose Built Communities, (founded by Tom Cousins and Warren Buffet, based on Tom Cousins’ development experience with East Lake in Atlanta, Georgia) for Avondale Meadows, a 100 acre public housing area of Indianapolis about 7 miles from the central business district.
The results are:
--86% Unemployment reduced to 10%;
--100% of all High School graduates went to college;
--70% reduction in crime; and
--Community gardens, green space, recreational walking/running/biking paths, Community Center with family focused job training, health care, and child care, 600 high quality mixed income apartments and 250 townhomes and single family homes.
Might this be the right formula for redevelopment of the Jacksonville North Bank or the Northwest Jacksonville Moncrief Rd./Myrtle Ave. corridor?
